Common areas were too warm, but the hotel was awesome otherwise.
Location was awesome!! Directly across from the train and minutes from the Royal Mile! The rooms were very clean and modern. The a/c was not working and it was warm during the day. But the nights were nice.
Location and friendliness of staff Insufficient storage for clothes. Bathroom door would not remain open to air out after a shower. Heating/Cooling unit did not work. TV operation was tied to placing key card in slot, remote did not turn on unit--inconvenient. More focused on style.
Convenient to attractions Uncertain where to park to unload. Could use some signage.
Ideal city location for theatre, dinining and shopping.
Rapid sorting out/ upgrade when the door lock to out room failed The fact thaty the door lock failed
Room very nice. cleanliness of room excellent. Staff friendly and helpful.Close to shops and visitor attractions.
Lovely comfortable hotel with great views close to everything
The view of Edinburgh castle was out of this world.
Conveniently located in the Grassmarket district of Edinburgh within a very easy walk of several excellent restaurants and pubs, this hotel has an excellent view of the Old Town and the castle, which is only a few minutes away by foot. The room was spacious, the bed was comfortable, and the bar staff provided ice for no extra charge.
view of castle from hieghts restaurant, location of hotel No fridge in room no radio having to pay for breakfast having to pay for internet access lifts very poor (not updated since previous college use) no air conditioning control windows not double glazed - noise, draughts
Convenience of location As I had a front room over a weekend, the noise from the pubs in Grassmarket was a bit much.
The views of Edinburgh
the bathroom was really dark with only lights over the wash basin. a large water stain on the ceiling was not very attractive!
It has a great location, with lovely views of the castle and lots of food and bars nearby.
At arrival we were met in the parking lot by a very friendly man tha helped us with our luggage. The staff at the receptiondesk was very nice. The room was exellent. In the bathroom we were delighted to see a rubber duckling on top of the towels across the bath! It's the little things that count!
was very noisy, did not receive free paper that we were offered.. Design was nice but that should not qualify for a 5 stars, was 3/4..
The design of the hotel was really modern but still comfortable. When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!
Attention to detail, throughout the hotel
The comfortable rooms and central location and choice to stay in the Hotel or not.
Very friendly and efficient staff. Luxurious contemporary feel / look. Nice breakfast. Upgrade unexpected, but very much appreciated - nice touch. Difficult to get room wamer with controls. was not freezing cold but my wife would have preferred it warmer. Couldn't seem to watch different channels on the different TV's at the same time, but this may not have been possible anyway!
the hotel is stunning, very unique, modern and a great place to chill out after being round the shops in edinburgh
The room was excellent , staff were extremely helpful and polite .
Central location, especially for the Tatoo Hardest bed we have seen on this month long trip. Inadequate luggage racks or space for clothing storage. It would be ok for an over nighter but not for someone on a long trip. Out of 6 hotels we have stayed in so far on this trip, your was the only one without a bath tub.
Fresh looking hotel Tv did not work despite changing rooms. No fresh black pepper or brown sauce available at breakfast. Waiter unable to confirm the Scottish Breakfast ingredients. Unable to access restaurant from lift as doors locked.
beautiful design, great location, friendly and helpful staff
They had parking, toiletries were good the fridge was only a cooler and it would have been nice to have a proper cold fridge. Breakfast quite expensive.
We love the beds and the huge wide screen TV! It was a little far from Waverley station, had to climb up and down a hill to get to the hotel!
The hotel was modernly decorated and the rooms were of excellent quality and the food was of constant high standard
Helpful staff, clean rooms, good location
Hotel is better than i expect, warmer, clener, and quiet Breakfast is quit expensive, compering what you get.
Good locatioin, friendly staff, breakfast excellent, room comfortable Very small car park
Very central to Edinburgh, very nice pubs nearby and easy walk to all of the tourist sections of the town. Very helpful staff and very nice breakfast.
Helpful staff Modern decor and beautiful view of the castle Noisy guests sitting in the lounge area on 4th floor just outside our bedroom.
The location of the hotel is fantastic. Everything one needs to see in Edinburgh is within walking distance. Our room was spacious and towards the back of the building, so there was no noise coming from Grassmarket at all although we stayed there for the weekend.
Friendly staff. Very well appointed rooms
staff all very helpful and polite nothing
Excellent value with the ideal location for all the sights and amenities Not being able to open an account for the restaurant or bar
This is the 2nd time I have stayed at Fraser Suites. I love the location right off the Royal Mile and right above Princes Street. Easy access to everything. The bed was a bit firm and aggravated my sciatica. And the tub was higher than normal or I am short!!!
The rooms are well decorated; the hotel is in a great location - really excellent; the shuttle bus is useful. We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.
The hotel was excellently situated was very clean and furnishings were of a very high standard. The facilities in the room included a microwave and kitchen type sink which was very handy. The staff were very helpful and friendly. The parking was difficult and you had to pay a meter but spaces were very limited.
My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer! As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.
The location of the Suites couldn't have been better. Just off the Royal Mile it was central to everything. I would have liked more frequent maid service
The hotels staff and luxurious rooms.
The shower Noise from the neighboring business disturbed us all night. Room was in the "daylight" basement; small and closed in. Staff was condescending.
I was disappointed that the room wasn't ready on time, it was 30 mins late. I'm pleased I didn't pay full price for the room, I still payed enough but if I had paid full price I would have been very annoyed
excellent location and comfortable space the hotel offered what i needed tho if you want room service there is not enough room for an table
It was central, pleasant quite spacious and comfortable. Room faced a wall, No drawer space, bathroom was badly laid out with no ventilation. There was no bar
Very nice room. Good sized bathroom. Excellent breakfast. As compared to most other hotels, the hot breakfast is part of the standard buffet. The dinner experience was not great. We tried Italian, Indian and Thai cuisine. Only the Thai cuisine was good.
quality of room and first meal I thought the price of the breakfast was excessive at £19 for a hot breakfast.Went next door to Premier and got all you can east breakfast for £7.95. Also got breakfast in cafe just down the road for £4.95. This would put be off coming back. Maybe go to premier inn next door.
Breakfast was good, whirlpool was good. Air con was not great and swimming pool is very small
The location is very good and the staff were friendly and attentive. These were the redeeming features. Poor car parking facilities, breakfast was uninspiring, room was not particularly clean.
the staff brilliant with the children and nothing was to much trouble for them
Room was very spacious, clean and overall good value for money. Location good also
Excellent breakfast! Limited parking available
Nice staff Did not get a separate bed for child (2years old) Poor kids playcorner
Good position close to city centre and university
room service and cleanliness of room both excellent Decor could be modernised a bit. No sink in the toilet for washing hands
coffee was made in apot previously used for making tea; therefore coffee was awful
Location, location, location. Within walking distance (<1 mile) of every place I needed to be or wanted to see on a mostly-business trip. Nice views from my 4th floor window facing Prince St. Bathroom was thoroughly up-to-date and very clean. Mattress was soft and showing some age. Some street noise--a tradeoff for the view, and not intrusive with the window and curtains closed after 10 pm.
The central position on Princes Street, so convenient for buses, walking to tourist places and resturants.
Wifi didn't work on my iPhone, only my iPad. There is demolition of a building right behind my room. They start early in the morning. It wasn't pleasant at all.
the breakfast and the size of the room. the location as well!
Friendly staff My room was small. Unwelcoming entrance hall.
Included breakfast was excellent with free hot beverage service too. The location cannot be beat, in the center of everything. Easy to rent a car, walk the royal mile, shop, eat, and see all the sights Edinburgh has to offer!
For us the location was the spot on, being ony minutes from the railway station and in the centre of the city and shopping district. The Hotel was comfortable and the buffet breakfast was very good Whilst the service in the restaurant was good this was not always the same at the reception or the bar
location dated decor, no iron/ironing board, unfriendly staff
Ideal location, clean room, comfortable stay no proper view of the outside. Staff could have been friendlier
Nice place, central location, staff were friendly, a good experience.
Location of hotel on Princes Street, excellent breakfast and great view of castle from room. nothing our visit was fine
Location was close to castle and High Street. Good pub next door. Room was over a pub. Not a place to get some rest. The pub closes after midnight, but patrons do not leave streets for hours. room and bed were small.
The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!
The fun, funky vibe and central location were what attracted me to this hotel initially. However, there is a pub on the ground floor and our room was on the first floor directly over the bar where live music was played well into the night. When I requested a room change, they were fully booked but said I could change rooms the following day. Unfortunately, we weren't informed of the room change procedure and the room promised to us on the second night was given to someone else. Very disappointing. The hotel staff should be better trained to fully inform guests of room change policy. Also, guests should be warned at check-in that their room is over a pub that plays live music on Friday nights and offer them ear plugs in advance before they realize they can't sleep. The management did offer a gesture of compensation but really, had I been informed and been offered ear plugs on arrival, I would have actually enjoyed my stay. Other comments on the room: the sheets were clean and the bathroom also seemed clean but there were tons of dirty marks on the walls and dirty windowsills, which is not nice to see at hotel at this price point.
nearnes to city centre poor television service and cramped condition
Everything could not fault, would stay again no problem.
Excellent location. Very close to all the attractions. Surrounded by great restaurants and bars. Very rundown hotel. More like a hostel. Wallpaper peeling from hall and stairways. Dirty carpets on stairs.
Location, we were attending a wedding in a near by hotel
The room was clean, pity about the rest of the hotel which could really do with a makeover.Tea and coffee making facilities were present which you often dont get in more expensive hotels! I was lucky to be on the 3rd floor away from the main square, which can be noisy. Make sure you look for this when booking. Its a convenient location but dont expect too much for your money.I was staying for one night and it was fine. I did have to wrestle with the heating though. Persevere and it will come on!!
other decent pubs nearby front of hotel eg;doors" disgusting" badly needs painting. biddy mulligans bar next door ok during the day food grand but beware if your over 20! bar is more disco bar than irish and by 8 o clock packed and no hope of seating.few decent ones on the street if you must stay here.
My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews. Don't book here if you need a lot of room, stuffy luxury or old-fashioned amenities. We couldn't figure out the TV, but who needs that anyway!
it was near the royal mile overpriced for what was given, less than helpfull reception staff, en-suite in room was very cramped indeed
Location It was grand for a rugby weekend but would not go back if there were other choices
We stayed in one of the small rooms. It was indeed small, but extremely well designed and comfortable. It was surprisingly quiet for all of the Fringe mayhem. The shower was the best hotel shower of any hotel I have ever stayed in. The staff were very friendly and helpful. We love this place and will stay here again.
The pub and the location of the hotel.
location more lighting required in breakfast diner - very dark
I liked the vacinity of the hotel and the staff were very very helpful and friendly.
it was a plesent hotel the door men at three sisters
The location was excellent for access to the heart of Edinburgh but is in a very seedy and grimy area of town. The entrance to the hotel is through the beer garden of a raucous pub-nightclub so expect to weave your way through beer-swilling drunken crowds on hens and stags nights if you stay on a weekend. Rooms are spacious and well equipped. But the blinds in our room were broken or removed and there seems to be no maintenance carried out.
Basic accommodation in good location. Powerfull shower Fire alarm went off 3 times early in the morning and there was no appologies or explanation from staff. Bedding did not fit the bed and was of poor quality. Quite noisy as located next to the three sisters
Location was good but room was of a poor standard for the price bathroom was full of mould, shower dripped constantly and there was no room to move in the room
location noise and size of room, breakfast
service and a fantastic breakfast
On the recommendation of a friend who stays with you frequently, I found the stay excellent. It was combining business with pleasure, and so the quiet room with internet access meant a lot to my friend, whereas the central nature of the hotel helped me out. In a city renowned to be expensive, you delivered value, and a view of the castle to die for!
The staff where friendly and helpfully. Perfect location in centrum, shop, bars, restaurants and view was the Edinburgh castle. Airport buss nearly att front of the door.
Perfect location, very friendly and helpful stuff. The hotel was clean and well kept. I really enjoyed staying there.
Friendly & helpfull staff. Everything there. Great location. Great price. Fabulous breakfast. Fantastic location with view on Edinburgh Castle. The room could use some tlc, however the bathroom was very new.
Very good location in the heart of Edinburgh's main shopping street. Very clean bathroom. The lift is tiny .... not good if you are claustrophobic! The bed had seen better days and wasn't too comfortable.
Location Lift in bad conditions
The hotel was a good value for the money. The breakfast was good. The room was clean. Great location. The tiny elevator.
The front desk willingly helped us with a 4:00 a.m. Checkout by booking a taxi, breakfast brought to our room and someone present at the front desk. Thx chef also sold me some jam from the kitchen at his cost. I wanted to take some home because it was made by a company bearing my maiden name. That was definitely above and beyond.
Relaxed atmosphere and friendly staff, homely feel, it access Some slightly shabby fittings, lift(elevator)is quaint but could do with a spruce up.
I liked the frienlly staff and great welcome. We arrived at 9.30am and were told we could check in as our room was ready then- this was great as we had left dublin at 6am and were tired and hungry. We had the great breakfast that kept us going for the day.. shower power could be improved but this little thing is so small as everthing else was so good.
Breakfast though daily changes were not appreciated and seem unnecessary. Room and bed were too small but we're large and knew this going in so fine for what we expected. Location is fantastic. Near everything. Breakfast was inexpensive and the good way to go if choosing whether or not at time of booking.
Clean, great location Bathroom seemed like it was for handicapped people
hotel placed in an ideal position for ease of getting around edinburgh and a nice place to chill out
Location to station and shops/restaurants etc Wi-Fi had been free before...but you're now charging!!, which I wasn't aware of till checked-in.
In the city centre Far too noisy if over looking Prince's Street
The location right on Princes Street is nice. The water came out the tap yellow. Also, they need to upgrade the plumbing fixtures so that hot and cold water aren't separate taps. The surcharges for Internet and even TV (!!!) were outrageous. I've never stayed at a hotel that required patrons to pay extra for basic TV.
Easy access to the high street and other local amenities. Breakfast selection was good and evening was reasonable. No all dishes were of a high standard. My friend's main course was only just warm and not the same standard as my fish dish, which was very good. Unfortnately the room we were given had had a flood the previous night and the carpet was soaking wet. They should not have offered to room that evening.
Easy access to city sites, good food, pleasant bar staff No
TV Price for breakfeast and evening dinner is a rip-off. Would never eat there!
Excellent city centre location, helpful and friendly on reception, liked ability to have breakfast delivered to room. Didnt find staff very helpful in breakfast room, had to continually ask for coffee then no milk on table. Despite staying on my own in double room tried 2 charge for 2 breakfasts each morning on leaving.
Lovely views. Not hearing the people in the room next door. Every staff member we spoke to were curtious and happy to help us. Cleanliness of rooms. Hot shower whenever we wanted. Plenty of tourist brochures. Reasonably priced meals in the Dining Room.
The view, the convenience for the station and it was central for all the attractions, castle , gardens , etc. It was very good that you could leave bags on your day of departure ( travelodge charge £3.00 per bag ). Although clean enough the hotel looked a little bit worn and could do with smartning up
Excellent central location particularly for places of interest. Large room with comfy bed. Staff pleasant and helpful. Bathrooms very compact
Nice quiet hotel with friendly staff. None
Perfect location and good value for money Bed - not the most confortable one...
Pleasant, helpful staff. Nice room, clean. Some guests were a bit noisy, running through the corridors whilst drunk.
Very comfortable; excellent sound-proofing of room with air conditioning to keep it cool Front desk staff seemed a bit overworked (but very busy time of year)
The hotel was perfetly located and very clean, management was competent and friendly. The price was on the higher side, I dd not even find a complimentar water in my room. This was less than expected.
Great location, clean rooms, excellent shower, friendly staff...good value for money. No real negatives for the price.
Size of room; check-out time; reaction to things needing attention; friendly staff; comfortable bed; great location Bathroom a bit small, cramped and no ventilation; couldn't open/shut the window without getting someone to unlock; in spite of filling in a form on arrival, the room wasn't registered in my name, so when my taxi came they couldn't get in touch with me and sent it away! (But they got me another one almost immediately). Bar too small and too visible to be relaxing.
The hotel is modern with comfortable rooms. There is a good provision of a variety of meals and snacks 24hrs, even breakfast facilities before 5.30am. Location is a short walk to the Airport Bus. Too much noise throughout the night from people making their way home from clubs etc
It is centrally located so we found it very convenient for a short weekend trip. The room was small. We would prefer indoor slippers within the room but otherwise, the hotel was clean and served its purpose well for a weekend trip to Edinburgh.
