Ideal city location for theatre, dinining and shopping.
Conveniently located in the Grassmarket district of Edinburgh within a very easy walk of several excellent restaurants and pubs, this hotel has an excellent view of the Old Town and the castle, which is only a few minutes away by foot. The room was spacious, the bed was comfortable, and the bar staff provided ice for no extra charge.

At arrival we were met in the parking lot by a very friendly man tha helped us with our luggage. The staff at the receptiondesk was very nice. The room was exellent. In the bathroom we were delighted to see a rubber duckling on top of the towels across the bath! It's the little things that count!

Convenience of location As I had a front room over a weekend, the noise from the pubs in Grassmarket was a bit much.
the bathroom was really dark with only lights over the wash basin. a large water stain on the ceiling was not very attractive!

Central location, especially for the Tatoo Hardest bed we have seen on this month long trip. Inadequate luggage racks or space for clothing storage. It would be ok for an over nighter but not for someone on a long trip. Out of 6 hotels we have stayed in so far on this trip, your was the only one without a bath tub.
Attention to detail, throughout the hotel
The design of the hotel was really modern but still comfortable. When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!
Fresh looking hotel Tv did not work despite changing rooms. No fresh black pepper or brown sauce available at breakfast. Waiter unable to confirm the Scottish Breakfast ingredients. Unable to access restaurant from lift as doors locked.
Very friendly and efficient staff. Luxurious contemporary feel / look. Nice breakfast. Upgrade unexpected, but very much appreciated - nice touch. Difficult to get room wamer with controls. was not freezing cold but my wife would have preferred it warmer. Couldn't seem to watch different channels on the different TV's at the same time, but this may not have been possible anyway!

The location of the hotel is fantastic. Everything one needs to see in Edinburgh is within walking distance. Our room was spacious and towards the back of the building, so there was no noise coming from Grassmarket at all although we stayed there for the weekend.

They had parking, toiletries were good the fridge was only a cooler and it would have been nice to have a proper cold fridge. Breakfast quite expensive.

quality of room and first meal I thought the price of the breakfast was excessive at £19 for a hot breakfast.Went next door to Premier and got all you can east breakfast for £7.95. Also got breakfast in cafe just down the road for £4.95. This would put be off coming back. Maybe go to premier inn next door.

The shower Noise from the neighboring business disturbed us all night. Room was in the "daylight" basement; small and closed in. Staff was condescending.
My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer! As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.
The hotel was excellently situated was very clean and furnishings were of a very high standard. The facilities in the room included a microwave and kitchen type sink which was very handy. The staff were very helpful and friendly. The parking was difficult and you had to pay a meter but spaces were very limited.
It was central, pleasant quite spacious and comfortable. Room faced a wall, No drawer space, bathroom was badly laid out with no ventilation. There was no bar

I was disappointed that the room wasn't ready on time, it was 30 mins late. I'm pleased I didn't pay full price for the room, I still payed enough but if I had paid full price I would have been very annoyed
The location of the Suites couldn't have been better. Just off the Royal Mile it was central to everything. I would have liked more frequent maid service

This is the 2nd time I have stayed at Fraser Suites. I love the location right off the Royal Mile and right above Princes Street. Easy access to everything. The bed was a bit firm and aggravated my sciatica. And the tub was higher than normal or I am short!!!

The rooms are well decorated; the hotel is in a great location - really excellent; the shuttle bus is useful. We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.

Very modern design. The bed was extremely comfortable. The staff extremely friendly. The LCD tv with freeview was an added bonus. There was work going on in the hall just outside the room so there was a lot of banging, though not at unreasonable hours. I had to ask for an ice bucket & there was no way of re-filling it.

I liked the large window in our room that overlooked Edinburgh castle, it looked beautiful especially with the snow that fell that weekend. I'm pretty sure that this room was an upgrade, although this wasn't mentioned at check in. In the little sofa area we could not get any of the lights to turn on.
I booked the hotel as part of a birthday gift for my friend and was worried that it may not be up to her expectations, given the cost. However, I was pleasantly surprised at how plush and spacious the hotel/room was. The shower was awkward to work and the water pressure was far too powerful. My friend refused to use it the next morning as she thought it would "take her skin off".
I liked the vicinity to the rest of the city. There seems to be an active nightlife very nearby.

The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!

The fun, funky vibe and central location were what attracted me to this hotel initially. However, there is a pub on the ground floor and our room was on the first floor directly over the bar where live music was played well into the night. When I requested a room change, they were fully booked but said I could change rooms the following day. Unfortunately, we weren't informed of the room change procedure and the room promised to us on the second night was given to someone else. Very disappointing. The hotel staff should be better trained to fully inform guests of room change policy. Also, guests should be warned at check-in that their room is over a pub that plays live music on Friday nights and offer them ear plugs in advance before they realize they can't sleep. The management did offer a gesture of compensation but really, had I been informed and been offered ear plugs on arrival, I would have actually enjoyed my stay. Other comments on the room: the sheets were clean and the bathroom also seemed clean but there were tons of dirty marks on the walls and dirty windowsills, which is not nice to see at hotel at this price point.

My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews. Don't book here if you need a lot of room, stuffy luxury or old-fashioned amenities. We couldn't figure out the TV, but who needs that anyway!
Location was close to castle and High Street. Good pub next door. Room was over a pub. Not a place to get some rest. The pub closes after midnight, but patrons do not leave streets for hours. room and bed were small.
The room was clean, pity about the rest of the hotel which could really do with a makeover.Tea and coffee making facilities were present which you often dont get in more expensive hotels! I was lucky to be on the 3rd floor away from the main square, which can be noisy. Make sure you look for this when booking. Its a convenient location but dont expect too much for your money.I was staying for one night and it was fine. I did have to wrestle with the heating though. Persevere and it will come on!!

other decent pubs nearby front of hotel eg;doors" disgusting" badly needs painting. biddy mulligans bar next door ok during the day food grand but beware if your over 20! bar is more disco bar than irish and by 8 o clock packed and no hope of seating.few decent ones on the street if you must stay here.

stayed at castleview Guest House with my Mum in November 2010. the guest house is in a great locaton, central to everything. Great pubs and restaurants locally. Only problem is there are 70 steps from the front door to the reception, so not suitable for the older person or persons with reduced mobility. Breakfast good. staff friendly, room nice and clean. Would stay again but dont think Mum could manage all those stairs again....,. There really was nothing that i would say i didnt like about my stay except for the number of steps up to the rooms and perhaps breakfast is a little early. Breakfast room closed at 9am.. No lie in here..
The hotel is situated ina beautiful part of the new town in Edinburgh,it is a lovely old building and has been recently refurbished with each bedroom a differnt theme. I was in the single room 6 flights up! the room had freeview tv,washbasin and a seperate private bathroom. The decor is tasteful and modern. The fact there is no lift,not so good having to climb 6 flights,that is a downside also breakfast is an hour slot between 8 & 9 which for me is too short and too early.

Perfect location, friendly staff, tea/coffee facilities in the room, good Scottish breakfast. Excellent value for money. No fridge/minibar in the room. The hotel is located on the 3rd-4th floors, and there is no lift, so this may be a problem for those who prefer using the lift to climbing the stairs and/or have loads of luggage.

Christy was a very pleasant person to coop with. She helped us were she could. OK you have to walk some steps to get to your room. So what all of Edinburgh is going up and down. The breakfast was early for young people (8:00 - 9:00).After a night in the pub is it difficult to get there on time.

The front desk willingly helped us with a 4:00 a.m. Checkout by booking a taxi, breakfast brought to our room and someone present at the front desk. Thx chef also sold me some jam from the kitchen at his cost. I wanted to take some home because it was made by a company bearing my maiden name. That was definitely above and beyond.

I liked the frienlly staff and great welcome. We arrived at 9.30am and were told we could check in as our room was ready then- this was great as we had left dublin at 6am and were tired and hungry. We had the great breakfast that kept us going for the day.. shower power could be improved but this little thing is so small as everthing else was so good.
Very good location in the heart of Edinburgh's main shopping street. Very clean bathroom. The lift is tiny .... not good if you are claustrophobic! The bed had seen better days and wasn't too comfortable.
On the recommendation of a friend who stays with you frequently, I found the stay excellent. It was combining business with pleasure, and so the quiet room with internet access meant a lot to my friend, whereas the central nature of the hotel helped me out. In a city renowned to be expensive, you delivered value, and a view of the castle to die for!

The staff were amazing! They were really helpful, you could ask them anything and they would find out for you. We got snowed in and they offered whatever help they could and were really nice about letting us come back when we had already checked out. They were also very friendly and caring. Nothing really important, just that the TV was lower than the bed so it wasnt very comfortable to lie down while watching it. ANd the heater didnt stay on for long enough,

Good location, 5 mins walk from Kings Theatre and 15 mins from Princes Street Nothing bad we can say about this hotel. We would definitely stay here again and wouldn't hesitate to recommend it to anyone.

Rooms were spacious and clean and quite close to the centre of Edinburgh. Good internet access. I booked two twin rooms but was given two double rooms. This was corrected when I complained.

The hotel's location is excellent, just 5 mins walk from Edinburgh castle. Very overpriced, 160 pounds for 1 night in a much less than average room, with no breakfast in a hotel with no leisure facilities. Not impressed.
Location is good for Edinburgh city centre. If you arrive on a Saturday afternoon, you can park on the lane beside the hotel and provided you pay up until 6.30pm on the Saturday, you don't have to pay for Sunday No toiletries apart from a wall mounted partially filled hand wash. Very uncomfortable beds in a very dated room. Would never stay here again.
