Beds were comfortable. The lies, poor service, staff didn't even care when I walked across the whole complex to speak with someone about my concern. Wouldn't get a manager for me to speak to when requested. Staff very rude! Hidden fees, no shuttle services for free as they stated, prices for food was so high we ate lobster for every meal somewhere else and saved money than eating at the Hilton. Transportation around hotel was poor! Took 15- 20 minute before either would arrive. Trolleys would only run certain times a day, there were 13 boats I counted and there wasn't but 2 of them running at any given time. Had to walk across the whole facility every time, in which we beat the trolley and the boat to our destination. Trolley would always be in maintenence so when we did try it out it only went down one stop from the lobby and you had to walk from there. If you need exercise, then choose this place. Plan on 15-20 minute walk to lobby or the pool, etc. We stayed at the Fairmont for 5 days before we came to try out the Hilton. Switching was the biggest mistake! Fairmont 6 star rating, Hilton 1 star only because we stayed alive. Going to share this experience on every review site possible.
Charge to park more than 1/2 mile from the room. Must turn in pool towel cards at checkout or be charged $10 each. Long wait to check out.
Right away we received a text message asking if there was anything we needed. We asked for a late checkout and got it! Noticed The Waterfall wasn't flowing into the main pool? Whats up with that?

The room was clean, and the oceanfront view from our 5th floor location in the Ocean Tower was impressive. The Dolphin Quest experience, while expensive, was very much worth our time, especially for the time spent with dolphins--the guided snorkeling was not as good in their ocean-connected lagoon as it was out in some of the Hawaiian bays. Check-In: the check-in experience was awful. While I waited patiently in line using the line suggested by the velvet ropes constructed by the hotel, at least four other parties skipped over this line and cut directly in front of my wife and me, with no recognition from staff. I tried to speak up politely about this when I finally checked in, and I received a boilerplate response about sharing this information with the manager. Food: The food was extremely expensive and poor. A fairly basic hot breakfast for two came out to well over $70. In addition, a pizza dinner at "Dona and Tony's" was essentially a frozen pizza and cost well over $40. Housekeeping: In terms of housekeeping, one of our housekeepers (most likely unintentionally, but still) managed to throw out an expensive razor that we were storing on the bathroom tub, and on that same day the housekeeper also forgot to use a flat sheet when re-making the bed. Parking: Finally, I feel that the parking expense is outrageous. $25/day for self-parking (when valet is $30/day...plus tip), especially when your room is 0.8 miles away from your car.
Friendly staff, comfortable rooms, great location on A-Bay. Easy parking. Book a room with ocean view or ocean front, and get the deal with breakfast included. Really nice staff at the breakfast. Appreciated the refrigerator in room! Fitness center was adequate. Rooms and public areas/hallways really need new carpet, but it looked like this renovation was under way. The beds were good, pillow selection horrible. The stairwells really need to be cleaned and spruced up.
low key not enough pool chairs
The pools are awesome, cascading down in three tiers. The beach is a bit strange, with lots of rocks and when we were there they were doing a construction and palm tree trimming, so much of the area was taped off. Beach chairs/chaises were not in great condition. Our room faced the garden and was so so. The location is great! Walking distance to kings shops and queens shops. We loved the hospitality suite - which allowed us to hang out in the pool and at the beach after check out time.

The carpets and furniture were light colored and showed several stains. The inside walls had scraps and needed paint. Three of the window blinds did not work properly. Downstairs bath needed an exhaust fan or make the window work (it would not open). Housekeeping didn't come daily as stated and they removed the kitchen towels and dishcloth but did not replace them. They needed to replenish the toilet paper (we ended our stay with one roll for two baths and four people.
I travelled with my wife, daughter and my parents to the Big Island over the 4th of July. This was the first trip to Hawaii for me, my wife, and my daughter, but my folks have been many times. My parents stayed at the Villas on their previous trip and were very pleased. Overall, we were very pleased with the location and accomodations and would (and have) recommended it to others. We stayed in a three bedroom villa neat the back gate of the property. All three bedrooms were comfortably (and tastefully) furnished. There was a large family room with plenty of room for all five of us. The kitchen was well appointed with all the pots, pans, utensils, and dishware we needed. The unit also came with a washer and dryer. One thing to be aware of if you are coming with a group - the property is gated (with the gate closed 24x7) and they only provide a single device per villa for opening the gate. The condo was very nice and convenient and the staff were helpful. It would be good if the map of the Waikola area showe distances to know what is an easy walk.
THis townhouse-condo was a great place to spend a week. It's more like staying in a home than satying at a hotel room. There's everything a home would have. The complex grounds are beautiful and clean... very well maintained. The pool was very nice, and not busy (adult pool?). It was great having a kitchen and a patio. It looks like all the units face the golf course. I would highly recommend this place to all my friends, and would definitely book it again for myself!
Me, my wife, and children spent a wonderful week at AWCV. Staff was great, house was clean, and there was functional fitness room on site!
The Condo we stayed at was in a gated community and the grounds are well kept. The three bedroom unit had nice furnishing, but the carpets were very dirty which gave it a feeling that the rest of the condo was not clean. Housekeeping came only once in 5 days. They seemed to be in a hurry to clean and not willing to wait an hour until we left. Parking was also hard to find late at night since most of the spaces are reserved for the owners. We were not allowed to park our vehicle in the garage. I will not stay there again since there are many newer condos being built in the same area.

The property is breathtaking the moment you set foot in it. Sea turtles and beautiful fish swim right there in the lagoon with you. Staff is very attentive. Sunsets are incredible and the nice acoustic singer sets the perfect mood. They had a nice champagne in our room for our honeymoon. I chose this property after doing a LOT of research and the main reason was because there were a lot of activities for guests included with the stay (or so I thought). The brochure on their website is very misleading, it lists fitness activities without any pricing. My husband and I did Floating Yoga a couple of times and then I saw a charge of $20 per person per class on the final bill. I couldn't dispute it because apparently it was stated on the sign in sheet, but at 6:45am I really wasn't reading the fine print on what I was putting my name and room number on. The resort fee of $25 per day only includes parking and very slow wifi. Everything else is charged, even shaded chairs at the beach. Too many additional charges, in my opinion.
Hotel was okay but you can't compare to a four seasons. Need more people at the front desk. There are a lot of stray cats on the premises.
Room is beautiful and the restaurants were excellent, maybe the large pool was excellent we landscaped and pool isn't to be at. Many activities to enjoy at the beach. The outdoor spa treatments are amazing! With the most friendly and helpful staff. Leaving, The only casual dining was at lunch.
It was a beautiful resort. The lagoon was great and the snorkeling was good. This would be a great place to stay if you have no complaints or issues. The staff is not helpful at all. Not the front desk, not at the restaurants. It's as if apathy and not luxury service should be the hotel motto. It is pervasive. We had an issue with smoke in our room. It was coming through the AC. They kept calling to apologize and offering assistance but when I would meet with the front desk they would do nothing. It is advertised as a non smoking facility.
The facilities are superb, the staff is outstanding, the food is very good (mainly breakfast). The snorkeling at the front beach is amazing. Lots is different and colorful fishes. Turtles also come by. Internet speed. Although it is reached wherever you are, it definitely lacks speed.
The housekeeping service, facilities, the restaurants, the pool area services, the sunset ritual the beach is terrible, the inconsistency in serving the same breakfast - the waffle was presented with and without additions, like whipped cream, spiced sugar, coconut sauce. Unacceptable.
Great location and beautiful grounds - basic but nicely done. Staff is very friendly and helpful. Lobby is gorgeous and rooms are spacious, though outdated, VERY few restaurants or bars open on site. Made it look and feel like a hotel on the way down. Looked like a lot of events had just happened and the staff had not gotten around to cleaning up yet. $12 for in-room wireless is SO yesterday. Hotels without site-wide free wireless are just trying to tap guests (aka hostages) for their last $. Had to go to lobby to get free wireless. Give this facility a little facelift and keep more restaurants/bars open and you might get more occupancy, more energy, and more revenue.
We loved the location. The pool area was outstanding for families. The beach was very accessible and beautiful. It was very quiet and relaxing. We would stay here again. The eating choices were few and expensive. The location felt isolated so that the only convenient choice for food was the hotel. That food was very expensive. One restaurant was closed the whole time we were there.
Sweeping open spaces far from the crowds of Kailua-Kona. Beautiful open lobby and a cool drink at check in. Nice pool and great beach. This was our 3rd visit and probably won't be our last. Always at least one flight of stairs to get down to pool and beach, so beware if someone in your party is mobility impaired. As others have commented, dining options are few and pricey. The Coast Grille was closed for renovation during our stay, limiting the choices even more. Fortunately, there are many choices further up the Kohala coast and a little ways inland at Waimea. We do miss the old tradition of free orange "slippahs" in the room, but apparently the bean counters got to that one.
Location at the beach is excellent except that there are no real alternatives to hotel restaurants. Outdated, especially bathroom and not very clean. All in 80's style. Tried restaurant once for breakfast and very disappointed. Parking too expensive, should be free (self parking far away from room).
Has one of the best beaches in Hawaii. Price was reasonable .staff could not do enough for you....

The Kohala Coast is one of the best locations in Hawaii for a luxury family vacation. Lots of recreational choices for everyone. For couples and a better beach and hotel, the Mauna Lani Resort is better.
A very friendly and comfortable place. Staff is excellent and the Bistro was better than expected, making good food and drinks. Bistro and Bar close early: 6:00 PM before Memorial Day, 7:00 PM after MD. The "Serenity Pool" really wasn't... Mostly kids with pool toys and water guns running around and screaming, having fun! So as long as you are not expecting the "Serenity Pool" to be completely Serene, its OK. Turns out the Adult area on the main pool is more Serene and closer to the bar, which is a plus...
The best thing about the Kingsland resort is the opportunity to have a 3 bedroom apartment -- with 4 adults (1 couple and 2 singles) this was ideal. Fully outfitted kitchen, with ample bathrooms, and nice lanai balcony for relaxing. Building 9 in the Phase 1 buildings needs update, particularly to bathrooms where showers did not work very well. We found the largeness of the resort difficult because there was not good signage or user-friendly maps. Breakfast buffets in resorts are always expensive, but this one was not very good, not even equal to less expensive Hilton hotels. the Waikiloa resort amenities are usable to Kingsland guests, but huge and not very accessible. Be prepared to walk up and down a lot of stairs.
Perfect location, couldn't believe the overall quality. The best place I've ever stayed at! Walking distance to the beach , shopping, and local restaurants... Already planning to stay aging next year.

Location could not be better. Close to beaches, shopping, restaurants. Accommodations were spot on and had everything we needed for our comfort during our stay. It is a non smoking property so cigar enthusiasts beware.

A romantic old mansion with luxurious decor in the bedrooms - a very peaceful place conveniently located on the outskirts of Waimea. A catered breakfast would be nice, but within a mile we found a great small cafe serving super coffee & food at reasonable prices. Plenty of car parking close by & free wi-fi in the main mansion.
Beautiful plantation house, but maintenance needy. Nice to see public areas with much history. Unfortunately, the wicker headboard in room 6 was musty and caused respitory issues with my travel partner.
Beautiful historic house. Nice suite. Plenty of space. We were not told which rooms we could use and if we could use the pool table, games or books in the main house.
The setting was very pleasing. The atmosphere was great. Parking wasn't the most convenient. No refrigerator and no Television.
Central location and friendly staff.room was good size The place is in dire need of updating.some obvious deferred maintenance(linoleum lifting around shower/ tub, mildew stains on window sill) some cosmetic. A new paint job could do wonders, for starters.
When I read the description it sounded like this wonderful mountainous place and in fact it is in the center of town and the mountain view was not as expected. It was a nice place but I expected more from the description I had read. Very nice people run the place. Can't say enough good about them, but I would have stayed closer to Hilo also.

The price was the lowest we could find at the moment. The town is small and one can easily walk almost anywhere one wanted to. We stayed 2 days. After the first day we were asked by one of the cleaning staff if our room needed cleaning. We asked for more shampoo and towels. Returning that night we found no additional shampoo. The bed was not touched, and wet towels.
There is nothing fancy about this Inn. The price is fair given the market it is in. Waimea is a nice town away from the tourism. I was concerned given the previous reviews but there were really no problems with it. Don't expect it to compete with the Marriott on the ocean.
That it had beds and a shower. That there was constant termite dust littering the bathroom. The blankets and sheets were so dirty that we used our own. The carpet was stained and gross looking. The tile was coming up. The price is too high for the location and the quality of the hotel.
